  • Value-Add Investment Strategy: EM Capital targets properties from the 1980s or newer, with a focus on value-add opportunities that combine management improvements and property upgrades. This strategy aims to deliver strong returns by enhancing the properties and capturing rent premiums.
  • Navigating Market Challenges: Despite rising interest rates and market uncertainties, Chris noted that EM Capital has been able to secure deals by avoiding competition from institutional investors. While distressed deals haven’t yet materialized, EM Capital is positioning itself to capitalize on opportunities as they arise.
