Renters are back in force across the country. Rent Cafe notes that rental activity is back to pre-pandemic levels up 13% from one year ago. They attribute this increase to higher vaccination rates, and the recovering job Market. Gen Z =is leading this return to rentals with a 39% increase from last year. I’m certainly seeing this phenomenon at my properties. We are seeing unprecedented apartment interest with market rents increasing monthly. This trend of Gen Z renters (born 1997-2012) will continue, so those operators who are working to understand the needs of these new residents will be well positioned as the recovery continues.
