The pandemic has accelerated the trend of migration out of the more densely populated areas to lower cost and lower density regions of the Southeast. Brokers and managers have seen tremendous interest in the sunbelt due to “structural demand” and high growth prospects. With that increased demand, new development deals are getting done increases in despite construction cost due to labor shortages and raw materials demand.
